How to buy a house

What does the process look like when you choose Jörnträhus as a supplier? Here we describe the different steps and how we are involved in all the steps described.

1. EXPRESSION OF INTEREST
This can be done through our website, email contact, telephone contact, visits or direct contact with Jörnträhus local sales staff.

2. MODEL SELECTION
Each house buyer has their own particular tastes, requirements and wishes, which are met by our standard models or customisations.

3. PREPARATION OF THE PROPOSAL DRAWING
Based on a joint dialogue, the buyer and the seller decide which house model, or which reasonable customisations, can be offered within the framework of the site's current detailed plan. The seller conveys the information to Jörnträhus' design department, which produces a proposal drawing based on the buyer's ideas and wishes. When the proposal fulfils the wishes, this then forms the basis for the offer.

4. OFFERED
Jörnträhus' offer is based on the proposal drawing and the delivery description for the selected house model unless other requests have been made. Selecting or adding content at this stage is fully possible in order to get as accurate a quote as possible.

5. PURCHASE AGREEMENT
Once the offer is approved, the next step in the process is to sign a Purchase Agreement. The purchase agreement establishes what the buyer intends to buy in detail and at what price, based on the current proposal drawing and offer.

The purchase agreement is signed in two copies which are sent by the buyer to Jörnträhus in original, after Jörnträhus signing, a signed copy is sent back to the buyer. At the time of the purchase agreement, an advance payment of 2% of the total purchase price is charged.

Building permit management

6. BUILDING PERMIT MANAGEMENT
Once the purchase agreement has been signed, the preparation of building licence documents can begin.

A building permit application consists of floor and façade plans, a site plan and building permit application forms.

In order to start the preparation of this, some documentation must be available. The buyer must always provide a new building map, which can be ordered from the town planning office in your municipality.

Additional necessary information is:

  • Holiday home or permanent residence
  • Location of the house on the plot
  • Desired plinth height

The application for a building permit is always made by the house buyer who fills in and submits the building permit application together with the technical documentation received from Jörnträhus.

Should the building permit encounter obstacles, Jörnträhus will assist in adjusting the documentation until the application is granted.

7. BUILDING LICENCE GRANTED
The house buyer receives notification of the building permit from the municipality. The processing time can vary from a few weeks to a few months depending on the municipality. 

Contact the Jörnträhus sales representative and send in the building permit so that we can take the next step in the process together. 

8. AVROP
This point is when the house is ordered by the buyer, which forms the basis for Jörnträhus' material purchasing, production planning and manufacturing.

At call-off, a checklist must be verified and an order drawing approved between the seller and the buyer so that all details and any choices are correct, no adjustments or changes are possible after the signed call-off.

Construction consultation documents are only started after a signed call-off has been received by Jörnträhus, this is then produced in turn.

The documentation consists of K-sections, any energy requirement calculations (optional) and the foundation/load plan.

The house buyer specifies the desired delivery week in the signed call-off, to confirm the delivery week from Jörnträhus, a bank security is required from the house buyer, this consists of either a blocking bond, bank guarantee, pledge account or an advance payment.

Depending on production utilisation, Jörnträhus confirms the planned delivery week.

According to the payment schedule, 30% of the total purchase price is paid at this stage.

9. DELIVERIES
Regarding the delivery of the house, Jörnträhus informs the buyer of details such as delivery date and time well in advance of the delivery.

Transport is paid for by the buyer separately, Jörnträhus can assist with planning and booking. Unloading and any reloading is the responsibility of the buyer.

Partial deliveries are postponed for a maximum of 12 weeks; in the case of delivery of a kit, 55% of the total purchase price is invoiced.

10. COMPLAINTS
Any product complaints must be reported within 5 days of receipt of goods to Jörnträhus.

11. FINAL INVOICING 
Final invoicing takes place after a maximum of 12 weeks after the first delivery, at which time the remaining 13% is invoiced.
